Why Summerville Property Owners Choose American Leak Detection
Most plumbers offer leak detection as one item on a long service menu. We don’t. Detection is what we do, and our entire process reflects that focus. We’ve developed proprietary techniques that locate leaks without the destructive guesswork that comes with generalist approaches, and we continuously research new detection technologies to stay ahead of the problems our customers face.
Our technicians complete a rigorous training program before working in the field. They arrive within the agreed timeframe, finish the job on schedule, and leave the property clean. Before any work begins, we provide honest, upfront pricing through our Know Before You Go approach: no surprises, no vague estimates after the fact.
Types of Leaks We Detect in Summerville
Leaks in Summerville properties take many forms, and not all of them announce themselves with visible water. We locate a full range of leak types across all property types:
- Slab Leaks: Concrete slab foundations are common throughout Summerville and Dorchester County. Shifting sandy soil can stress pipes beneath the slab, and a leak there may go undetected until water bills spike or warm spots appear on the floor.
- Wall and Ceiling Leaks: Supply lines and drain pipes running inside walls or above ceilings can develop slow drips that stay hidden until structural damage or mold becomes visible.
- Underground Water Line Leaks: Sandy Lowcountry soil can absorb a leaking underground line without any surface pooling, masking how much water is actually being lost.
- Hidden Plumbing Leaks: Unexplained increases in your water bill, musty odors, or damp patches on walls are common signs of a concealed plumbing leak.
- Sewer and Drain Line Leaks: Breaches in wastewater lines introduce moisture and odor that point to a failure requiring prompt investigation.
Why Lowcountry Conditions Make Leak Detection Critical
Summerville’s humid subtropical climate makes undetected leaks especially costly. Cold-water pipes in crawlspaces attract condensation year-round, and even a minor drip left unaddressed can lead to significant mold remediation costs in South Carolina’s persistent humidity. Slab foundations common in this area make underground pipe leaks harder to find and more damaging the longer they go unaddressed.
Warning signs worth acting on quickly include unexplained spikes in your water bill, warm or discolored spots on slab floors, musty smells without an obvious source, and damp patches on interior walls or ceilings. If you’re noticing any of these in your Summerville home or business, professional leak detection is the right next step.
Our Detection Process
When we respond to a leak detection call in Summerville, we bring state-of-the-art equipment designed for precision. Acoustic sensors allow us to hear pressure differentials and water movement through walls, slabs, and underground lines. Thermal imaging identifies temperature anomalies that point to moisture behind surfaces. Together, these methods help us map a leak’s location without cutting into drywall or pulling up flooring.
After completing our assessment, we communicate findings clearly so you understand where the leak is and what it involves. That information is yours to take to a plumber or contractor of your choice.
Smart Water Monitoring for Ongoing Protection
A one-time inspection addresses what’s happening now. For property owners who want continuous visibility into their plumbing system, we also offer Smart Water Monitoring as a separate service worth asking about when you call.

“I had an awful rotten egg smell as soon as I bought our house. After calling two plumbers (who charged me a fee to tell me nothing was wrong), the Gas Company (no gas leak), and the Public Works Department, I finally called American Leak Detection. They came in, investigated with smoke, and fixed the problem. For the first time in two months, my house doesn't smell like a restaurant toilet. Highly recommend them!”- Sandi T.

“I can't say enough good things about their service! We had a slab leak that flooded the master bedroom and they came as quickly as they could and then rearranged their work schedule so the repair could be made and we could once again have water turned on. The workmen were professional and efficient. I hope I never have to use that kind of service again but if so, they are he best.”- Carolyn R.

“Tree roots had cracked my filter pipes and I was losing water badly. I was referred to American Leak Detection and set up an appointment. Daniel came out and did his best to diagnose the problem. He got very strange results and it was hard to determine the exact pipe(s) that were cracked but since I'd had a similar repair done 6 years ago and we could see evidence of the tree root damage from above, I felt confident we knew were the issue was and I contracted for the work. I was pleasantly surprised to see Daniel return to perform the work. I arranged to be home that day so I could see what he found. I supposed I hovered, taking pictures of the process, asking questions as he went along. He never got annoyed and answered every question with a smile. I don't think i ever saw anyone work harder. It was obvious from that start he had a lot of experience and knew what he was doing. Digging out the area had to be done mostly by hand which he did efficiently without complaints. He found multiple pipes cracked which explained the odd results during diagnosis. The job took longer than expected because it was difficult work and he ran out of daylight but on the job until he it wasn't possible anymore that day. Even though he was fully booked for the following day, his company rearranged his schedule so he could return the following afternoon. I returned home early from work and was able to see him complete the job. He even patched the deck with new concrete like an artisan, taking every care to make it as smooth and neat as possible. After 30 years in this house, we have had many service people come to do work. No one has ever delivered better than Daniel. He was competent, diligent, and pleasant. The cost wasn't cheap but it was fair. I don't mind at all paying for quality service.”- String R.
