Detection Technologies We Use on Commercial Properties
Accurate commercial leak detection depends on matching the right tool to the structure. We use three core technologies, choosing the method that best fits the building type, pipe depth, and materials involved.
Acoustic Sensors
Acoustic sensors listen for the sound and vibration that escaping water creates as it travels through pipe walls and surrounding material. The method requires no drilling or cutting, making it well suited for occupied commercial buildings where operational disruption needs to stay minimal. Technicians trace a pressurized line and identify the precise leak point before any surface is disturbed.
Thermal Cameras
Thermal imaging detects the temperature differentials that active moisture creates behind walls, under slabs, and above ceilings. Water that has migrated away from its source shows up as a distinct thermal pattern, letting us identify the extent of an intrusion without demolition. This is particularly useful in multi-story commercial buildings where a leak on one floor produces symptoms on another.
Tracer Gas Detection
When acoustic and thermal methods face limitations, such as deeply buried distribution lines, heavily insulated mechanical rooms, or non-pressurized systems, tracer gas detection fills the gap. A reduced-risk gas mixture is introduced into the line and monitored at the surface. Where gas escapes, the leak is located. Using all three methods in sequence improves diagnostic accuracy in complex commercial structures and reduces the risk of misdiagnosis that leads to unnecessary excavation.
Why Commercial Operators Choose a Detection Specialist
General plumbing contractors use leak detection as one tool among many. At American Leak Detection of The Palm Beaches & Treasure Coast, accurate non-invasive location is the entire practice. Our workflow, training program, and equipment inventory are organized around one purpose: finding leaks without destroying property. That focus matters when a misdiagnosis means a torn-up slab or a delayed insurance claim.
We are the original Leak Detection Specialists™. The detection-only model was our founding purpose when we began developing proprietary methods in 1974. More than 50 years of continuous research means our technicians bring field-tested technique to every commercial and municipal account in West Palm Beach, not a general plumbing background with a detection tool added on.
Our preferred and pre-approved status with top insurers gives commercial clients a practical advantage during claim coordination. A detailed detection report from a preferred vendor reduces documentation friction and can move the claim process faster. This matters when a leak event has already interrupted operations. The Know Before You Go approach ensures findings are fully communicated before any repair contractor is engaged, giving property managers and risk managers the information they need to act with confidence.
